This document is not a rental contract. The rental contract will be signed in person with the Landlord when moving in. The intent of this document is to inform you about the general terms and conditions of this booking request, and to let you know what to expect once the booking is accepted by a landlord.

Pending Booking Request

The landlord will have up to 48 hours to review your booking request. You will be informed by email if your booking request was either accepted or rejected. If accepted, you will need to complete the deposit (reservation) payment through the BEZZIEE app within 24 hours of receiving the acceptance email to confirm your booking request.

Listing Information

We at BEZZIEE strive hard to ensure the details and information provided in the property listing are accurate to the possible. Hence is a fair expectation that you must have seen the photos and must have read thoroughly the booking conditions of the corresponding listing. Deposit (Reservation) Payment (Last Month's Rent)

An amount equivalent to one month’s rent is required to reserve the property listed through BEZZIEE. This amount will go towards last month's rent.

Booking Fee (Tenants)

There is a one-time booking fee of 20% (covers BEZZIEE’s fee + all taxes) of one month rent to be paid in addition to the deposit (reservation) payment. This fee goes towards our operations and any other taxes that comes along with the transaction.

Lease or Rental Agreement

On the day of your move in you will sign the lease with the landlord or property manager and receive the keys. BEZZIEE does not get involved in the leasing process. The lease is to be signed directly with the landlord or property manager in charge of the property. Note that for co-shared units you will be required to sign a group lease with the other occupants. Certain landlords may require that the liability be joint and several among all occupants, whereas others may simply ask that the liability be joint.

First Month's Rent

On the day of your move in you will be required to pay first month’s rent to the Landlord in person along with any other deposits mentioned in the listing. Every subsequent rent payment will be due the 1st of every month. Remember that the rent will already be paid for your last month’s occupancy, so you won’t have to pay anything during your last month.

Subsequent Monthly Rent Payment

Any subsequent payment is to be made directly to the landlord, not BEZZIEE. Your rent will be due in full on the 1st of every month for the entire length of your rental agreement. Early departure, late arrival or cancellation DO NOT justify a refund or a prorated adjustment of your rent, unless otherwise agreed with the landlord.

Refund Policy

The refund and cancellation policy are mentioned in the listing details, please make sure read them carefully before submitting your booking request.

1. Non refundable – Your payment is non refundable once the payment has been completed. For any reason if you will need to give up the accepted booking and your payment will be completed forfeited.

2. Landlord Cancellation – If for any reason the landlord cancels your booking after the reservation payment is paid through the BEZZIEE app you would be fully refunded and offered a compensation of a maximum of $150 towards your hotel or Airbnb stay while we help you to find another housing rental options. (You would need to provide bills and receipts of your hotel or Airbnb stay)

Move-in Policy (BEZZIEE Guarantee)

Once you move in and find that the property doesn’t match its listing description, let us know within 24 hours and you may be eligible for a fell refund. Please note this guarantee is primarily focused on should there be any major structural damage or breach of booking conditions. You will be required to send an email to app@bezziee.com with pictures to support your claim. BEZZIEE will only transfer the last month’s rent to the Landlord after the 24 hours period has elapsed without any complaint. Should you make a reasonable complaint within 24 hours of moving-in, the Landlord will be required to rectify the situation within a reasonable time frame before we transfer the rent.

Move-in Expectations (BEZZIEE Guarantee)

There is very little time between when previous tenants move out and when new tenants move in. Normally the time window is a little less than 24 hours. During that period, the Landlord requires a cleaning team to do a full clean up of the unit, along with fixing minor issues. There is also a possibility of other roommates currently living there and leaving the spaces unclean. You understand that there is a possibility that the apartment might not be 100% clean by the time you move in. This does not constitute a breach of booking conditions and can not warrant a refund.

Dispute & Mediation

At any moment, we protect the interest of both tenants and landlords. If there is a breach of booking conditions by either one of the parties in the first 24 hours after move in, BEZZIEE will supervise the mediation as a third-party, with the intent to find the fairest and most appropriate solution for both the Tenant and the Landlord. BEZZIEE will require the breaching party to rectify the situation within a reasonable time frame. If the breaching party refuses to cooperate or fails to address the breach of booking conditions, BEZZIEE may, if deemed necessary, return the full amount of the reservation payment to the Tenant. On the other hand, if the breach comes from the side of the Tenant who is unwilling to cooperate, BEZZIEE may opt to transfer the reservation payment to the Landlord.

Listing Accuracy

The booking conditions along with the pictures and details provided in the listing are directly provided by the landlord. They represent the whole of the rental offer to the best of our knowledge at the date of approving them. The conditions of the accommodation correspond to that date, regardless the date when you booked the accommodation. You have viewed and read the listing in its entirety.

Roommates

There will be properties which are rented out on sharing basis (room mates). This information will be provided in the listing. It will be your responsibility to check this information and the expectation is that if your booking request is accepted you will co live in the property in harmony without creating any issues. There is always a risk involved with committing to a room online, without first having met the roommates in person. You are aware of this risk and understand that you cannot substantiate a refund or cancellation request based on your relationship with other tenants.

Refundable Deposit

Some landlords require a refundable key or furniture deposit to be paid when moving in. This may apply to your room. Make sure to carefully review the booking conditions displayed in the listing. If any, the amount of the deposit will be displayed in the listing. BEZZIEE does not get involved in the transfer of this amount to the Landlord. This transaction will be done in person between you and the Landlord.

Liability Disclaimer

BEZZIEE does not own, nor manage any of the units listed on its app. BEZZIEE is not responsible for the state in which the rental units are, not can it guarantee that there will be a good matching between the tenants. The services offered by BEZZIEE are limited to the following: 1) development and maintenance of an online platform that helps prospective tenants connect with local landlords; 2) the processing of the reservation payment made by the Tenant to the Landlord, through a secure infrastructure; 3) in rare occasions where there is a breach of booking conditions by either one of the parties, mediation will be supervised by BEZZIEE.

BEZZIEE Fee (Landlords)

Bezziee charges a one-time fee of 10% (covers BEZZIEE’s fee + all taxes) of one month rent every time a property is successfully rented in the BEZZIEE app. This fee goes towards our operations and any other taxes that comes along with the transaction. This fee will be automatically deducted from the reservation (deposit) payment. The remaining amount will be transferred after the tenant has moved in and with in 24 hours of the move in has made no complaint about any breach of booking conditions. (Please note, for your first ever payment it might take up to 7 business days for your payout to be completed by the bank. However any subsequent payout should be faster).

Landlord Banking Details

Once you submit your listing for review in the BEZZIEE app we will reach out to you the first time to verify any required details. We will also send a secure onboarding link to collect your banking details. We have partnered with Stripe to process our financial transactions. Using the link you can provide the requested banking details. The process is very straightforward and easy.
